On a bustling Sunday afternoon, members of the DMET Club convened for an enlightening Citadel meeting. The focus of the discussion was the promising and ambitious Dholera Smart City project, a significant initiative spearheaded by the Government of India and the State of Gujarat. With a unique blend of insights from seasoned professionals and developers, the session highlighted the vast potential and challenges of this Greenfield smart city.

Introduction to Dholera Smart City

Dholera, envisioned as a Greenfield industrial smart city, is part of India’s larger initiative to establish world-class urban hubs. Located strategically between Ahmedabad and Bhavnagar, Dholera boasts an integrated development model with robust infrastructure, connectivity, and industrialization at its core. Varun Jain, a 2014 DMET alumnus and EVP at Investors Clinic, along with Lokesh Yadav, General Manager at Investors Clinic, provided a detailed overview of the city’s features and its potential to transform Gujarat’s urban landscape.

1. Strategic Location and Connectivity Dholera Smart City is positioned to be a hub of multi-modal connectivity:

  • Railway Infrastructure: Enhanced railway networks, including a dedicated freight corridor.

  • Road Connectivity: India’s widest national highway connects Dholera to Ahmedabad and other major cities.

  • Air Connectivity: The construction of India’s second-largest international airport is underway, bolstering accessibility.

  • Sea Connectivity: Proximity to the Gulf of Cambay positions Dholera as a key player in maritime trade and infrastructure.

2. Advanced Planning and Design The city’s master plan, designed by UK-based Halcrow, incorporates best practices in urban development:

  • Dedicated zones for industrial, residential, and commercial purposes.

  • Sustainable features like artificial rivers, water harvesting, and solar energy projects.

  • Modern civic amenities, including cycle tracks, shaded walkways, and smart waste management systems.

3. Focus on Industrialization Dholera aims to attract industries in sectors like semiconductors, renewable energy, and aviation. Highlights include:

  • A 400 MW solar power plant by Renew Power.

  • Semiconductor fabrication units led by Tata and a Taiwanese partner.

  • Boeing’s Maintenance, Repair, and Operations (MRO) facility for aviation.

The Marina Bay project, exclusively for mariners, is a testament to the developer’s dedication to creating a community-centric development.
